Cost Segregation Analyst

Work between the owner's file and the engineering partner's study: build the estimate, prepare the intake, and check the numbers before they reach the owner's CPA.

What you'll do
  • Build property-level Preliminary Benefit Estimates from county records, purchase price, and the land and building split.
  • Assemble the intake for each study: closing documents, land allocation, listing photos, plans, and cost data.
  • Review delivered studies against the owner's file: component totals reconcile to basis, the land split matches, and the report, schedules, and exports agree with each other.
  • Check component classifications (5-, 7-, 15-, and 39-year) against IRS Publication 946 and the IRS Cost Segregation Audit Techniques Guide.
  • Write up open questions and assumptions clearly for the owner's CPA, who files the return.
What we're looking for
  • Working knowledge of cost segregation: asset classes, recovery periods, and how a building's components are classified.
  • Detail-obsessed with numbers; you reconcile before you report.
  • Strong with spreadsheets and structured data.
  • Comfortable with public-records and county-portal research.
  • Self-directed and able to hit agreed turnaround times on your own.
  • Experience in cost segregation, construction estimating, appraisal, or fixed-asset accounting is a plus.
Location and hours

Fully remote. Contractors may work from anywhere in the United States. Work is scoped per project.

Compensation

Project-based contract rate, agreed before work starts.
