Who We AreWe are a cost segregation advisory and brokerage built around a single idea: the value is already in the building. Our work is to find that value, prove it, and put it in front of the owner. We are a new firm, and we would rather earn your trust with a number on your property than with claims about ourselves. What Makes Us DifferentMost owners learn about cost segregation by accident, years too late, usually from a passing comment by an accountant or another investor. By then a great deal of deductible value has gone unclaimed. We start from the property instead. Using a proprietary data engine covering more than 14,000 Pennsylvania commercial and industrial parcels, we identify qualifying buildings and open the conversation with an owner's specific, property-level estimate, before they pay anything. You do not have to know the rules or ask the right question first. We bring the analysis to you. How We WorkWe are an advisory and brokerage. We do the finding, the evidence, and the owner relationship. The engineered study itself is performed by licensed engineering partners and delivered under the Basis name, aligned to the IRS Cost Segregation Audit Techniques Guide. We work alongside your CPA, who files the result on your return. You keep your existing advisors. We add the piece most of them do not produce in-house: an engineering-based component study that holds up to scrutiny. What We BelieveNo owner should overpay tax on a building because the depreciation was never broken out. The deductions are lawful, the methodology is established, and the only thing standing between most owners and the cash is the study itself. We give the estimate free, and we tell you plainly when a study is not worth it. If the benefit does not clear the bar for your property, we will say so, and you will owe us nothing. A recommendation you can trust is worth more to us than a study you regret. Who We ServeWe serve commercial and investment owners across Montgomery, Chester, Bucks, and Lehigh counties, plus Philadelphia and Allentown. That includes property owners holding multifamily, retail, industrial, hospitality, medical, and mixed-use buildings, as well as the CPAs and advisors who work with them.
