Cost Segregation for Wildwood, North Wildwood, and Wildwood Crest Rentals

By Steven Ellis, Founder, Basis Property Group · Cost Segregation Guides · Vacation Rental Markets · Updated October 17, 2026

Quick answer

A short-term rental in Wildwood, North Wildwood, or Wildwood Crest, the three boardwalk-side towns on one Cape May County barrier island, qualifies for a cost segregation study the same as any rental property. The study moves cabinetry, flooring, appliances, and site work out of the building's own 27.5- or 39-year schedule into 5-, 7-, and 15-year schedules. The 2026 New Jersey assessment file puts the median building share of assessed value at 55.1% in Wildwood, 45.0% in North Wildwood, and 33.6% in Wildwood Crest, which is the land-versus-building split any study starts from.

Watch a beach house rental get built and classified

A hypothetical $1.4 million four-bedroom oceanfront house goes up on timber pilings, from the shell driveway and the parking level to the living floor, the porches and the terrace. Every component lands on its depreciation schedule as it is installed, and the year-one depreciation adds up on screen.

Three towns, one barrier island, a boardwalk season

Wildwood, North Wildwood, and Wildwood Crest share one barrier island at the southern end of Cape May County, a drive-to market for Philadelphia and New York. Wildwood holds the boardwalk and Morey's Piers. North Wildwood sits to the north and is home to the Hereford Inlet Lighthouse. Wildwood Crest, at the south end, runs quieter and more residential. Cape May city, covered on the Cape May County page, is a different housing stock in the same county, Victorians rather than boardwalk-side condos.

Small units are the story here. The 2026 assessment file lists thousands of condominium unit records in Wildwood and North Wildwood, alongside two-family houses and the mid-century doo-wop motels the Wildwoods are known for. The season is short and hard, packed into the summer months, with weekend stays common at its edges.

A two-story rental house in isometric section, cycling through four depreciation schedules. Numbered callouts mark what sits in each: 5-year (carpet and flooring, cabinets, appliances, light fixtures, curtains), 7-year (furniture), and 15-year land improvements (driveway, fencing, landscaping, deck) are all bonus-depreciation eligible. The roof, load-bearing walls, foundation, and the central HVAC system stay on the 27.5-year (residential) or 39-year (commercial) schedule -- a structural roof and central HVAC are shell property, not 5-year, a common misconception this diagram corrects.

What the assessor's records say about land and building

A study starts by separating land from building, because only the building depreciates. New Jersey's Division of Taxation publishes the MOD-IV assessment file, which carries a land value and an improvement value for every parcel. Run for tax year 2026 on property class 2 (one-to-four family homes and condominium units), the median building share of assessed value looks like this:

TownMedian building share of assessed valueParcels used
Wildwood55.1%4,761
North Wildwood45.0%7,957
Wildwood Crest33.6%5,419
Cape May County, all towns43.8%91,607

The method: improvement value divided by land plus improvement value for each parcel, then the median per town, with zero-value records dropped. Town codes come from the Division's own MOD-IV layout document (0514 Wildwood City, 0507 North Wildwood City, 0515 Wildwood Crest Borough). County-wide figures sit on the New Jersey land-to-improvement data note.

A hypothetical, deduction only: take a round $500,000 purchase. If the building were 55.1% of it, building value is $275,500, and the estimator rule on the calculator page (16% to 26% of building value for a short-term rental) gives an estimated first-year deduction of $44,080 to $71,630. At 33.6%, building value is $168,000 and the same rule gives $26,880 to $43,680. Same price, different land. The assessor's split is a sanity check, not an allocation: assessed values follow each town's revaluation cycle, and an engineered study allocates from the actual purchase price.

What each town's own pages say about renting a unit

Each town licenses rentals through its own office. These are public-record rules, taken from each town's pages:

  • Wildwood: the city's Rental Housing Mercantile License Application asks for a floor plan sketch of every sleeping room and records the applicant's consent to inspection of the premises. If year-round leases are not attached, the form treats the property as seasonally rented.
  • North Wildwood: the City Clerk's forms page states that no owner may rent or offer to rent a dwelling without first obtaining a permit from the Clerk, at $12 per sleeping room, plus a GWTIDA tourism fee of $300 for each rented condo and $175 for each apartment or house.
  • Wildwood Crest: the borough's rental application is a mercantile residential rental license or registration, and it states that all rental properties must be registered and inspected by Fire Prevention annually.

These are licensing and fee rules. They do not change what depreciates or on which schedule, and the fee figures are as posted when this page was written.

The tax lines on a transient stay in the Wildwoods

The Division of Taxation's bulletin TB-81R covers the taxes on a transient accommodation booked through a marketplace or run as a professionally managed unit. For Wildwood, North Wildwood, and Wildwood Crest it lists a 2% Cape May County Tourism Tax and a 1.85% Tourism Assessment, with the state occupancy fee lowered to 3.15% there. Added to the 6.625% sales tax, the bulletin totals 13.625% on those stays. The bulletin is dated February 2022, so current rates are worth confirming on the Division's site.

Those lines ride on the renter's bill. They are separate from income tax and sit outside depreciation entirely, so they matter for pricing and bookkeeping, not for which components reclassify.

Short weekends, condos, and the 7-day test

A unit near the boardwalk books Friday-to-Sunday weekends, midweek stays, and full weeks, so the yearly average can sit well under 7 days or close to it depending on the calendar. The short-term rental exception in Reg. 1.469-1T(e)(3)(ii) measures that average across the full year, and the 7-day rule page walks through computing it from booking records. Clearing it only opens the door to material participation, where a property manager's hours count against the owner in the 100-hour comparison.

Scope differs by building type. A condo study covers the interior the unit owner holds title to, generally cabinetry, flooring, appliances, and fixtures, since the shared structure belongs to the association, as laid out on the condo rental page. A duplex or small multi-unit house is studied unit by unit, covered on the duplex and multi-unit page. A single-family rental adds land improvements such as decking, fencing, and outdoor showers.

Getting a number for a Wildwood-area property

Every study is custom-priced to the property, and short-term rental studies work from listing photos with no site visit. Basis guarantees at least 30 times the fee in first-year deductions on a short-term rental, or that study is free. Turnaround normally runs 1 to 2 weeks for a residential rental and 2 to 3 weeks during tax season. For a unit owned for years, a look-back study picks up the missed depreciation through Form 3115 with a section 481(a) catch-up, covered on the look-back page.

Frequently asked questions

Is Wildwood in the same county as Cape May?

Yes. Wildwood, North Wildwood, and Wildwood Crest are all in Cape May County, the same county as Cape May city. The housing stock differs, boardwalk-side condos and duplexes rather than historic Victorians, but the federal depreciation rules are the same.

Where do the building-share figures come from?

From New Jersey's MOD-IV assessment file for tax year 2026, the Division of Taxation record that carries a land value and an improvement value for every parcel. The figures are medians across class 2 parcels, one-to-four family homes and condominium units, in each town.

Does a rental license requirement change how a property depreciates?

No. Rental licenses, inspections, and permit fees are local rules about operating a rental. Depreciation runs on federal rules, so a license changes bookkeeping and compliance, not which components reclassify.

Do condo units in Wildwood qualify for cost segregation?

Yes. A condo unit used as a short-term rental qualifies, with the cost segregation study scoped to the interior the unit owner holds title to, since the building structure and grounds usually belong to the association.

Does a Wildwood rental need a site visit for a study?

No. Short-term rental studies work from the listing photos already posted for guests, so there is no scheduled visit and no owner homework list.
