Cost Segregation for a Table Rock Lake House
By Steven Ellis, Founder, Basis Property Group · Cost Segregation Guides · Vacation Rental Markets · Updated October 17, 2026
Quick answer
Yes. A Table Rock Lake rental qualifies for cost segregation like any residential rental: an engineering review moves the house's finishes, the dock-side site work, and the stairs and walls on the shoreline lot into 5-, 7- and 15-year schedules instead of leaving them on the building's own 27.5- or 39-year schedule. The lake spans Stone, Taney and Barry counties in Missouri and reaches into Arkansas, and what is distinctive here is that the Army Corps of Engineers controls the water's edge and requires a permit before a dock is built.

Table Rock Lake runs through Stone, Taney and Barry counties in Missouri and into Arkansas.
The Army Corps of Engineers requires a shoreline use permit before a boat dock is built on its land.
Stone County voters passed a lodging tax on April 8, 2025, in the townships listed on the ballot.
Docks, retaining walls and shoreline stairs are site work that generally sorts into the 15-year bucket.
Summer weekly stays run close to the 7-day line, so the yearly average is the number to watch.
Watch a lake house rental get built and classified
A hypothetical $900,000 four-bedroom lake house goes up on a sloping lot, from the driveway and the walkout level to the great room, the screened porch and the covered dock. Every component lands on its depreciation schedule as it is installed, and the year-one depreciation adds up on screen.
One lake, three Missouri counties, and a reach into Arkansas
Table Rock Lake is a reservoir on the White River, held back by Table Rock Dam, which the Army Corps of Engineers operates. The lake sits southwest of Branson and crosses county lines. Stone County holds the middle of the Missouri shoreline, including Kimberling City, Branson West and Indian Point. Taney County holds the Branson end of the lake, and Barry County holds the western shore around Shell Knob. The upper end reaches into northwest Arkansas.
This page covers the lake itself. The town and its theaters are on the Branson page, and the lake-house mechanics are the same ones covered on the lake house rental page. For a different Missouri reservoir with its own shoreline rules, see the Lake of the Ozarks page. Springfield, Kansas City and Tulsa are the usual drive-to metros, so an owner living in one of them manages the house from a distance.

A two-story rental house in isometric section, cycling through four depreciation schedules. Numbered callouts mark what sits in each: 5-year (carpet and flooring, cabinets, appliances, light fixtures, curtains), 7-year (furniture), and 15-year land improvements (driveway, fencing, landscaping, deck) are all bonus-depreciation eligible. The roof, load-bearing walls, foundation, and the central HVAC system stay on the 27.5-year (residential) or 39-year (commercial) schedule -- a structural roof and central HVAC are shell property, not 5-year, a common misconception this diagram corrects.

The Corps owns the water's edge, and docks need its permit
On Table Rock, much of the shoreline is government land managed by the Army Corps of Engineers. The Corps' Little Rock District states on its shoreline management page that an application must be made to the Project Office for a permit before construction of boat mooring facilities, alteration of government land or modification of vegetation on the lakeshore. Its lake FAQ adds that boat docks are permitted only in areas designated for limited development, which make up approximately 10 percent of the shoreline. The details are on the Corps' Table Rock shoreline management page.
That is a permitting fact, and it is one reason a lake house with an existing permitted dock is a different asset from a lot where one cannot be built. For a depreciation report, the point is practical: the dock, its lift, decking and electrical service are physical items with costs, and they get classified by what they are. A permit is a right to use, not a building component, and a report does not treat it as one.
Stone County's lodging tax, from the county's own minutes
Stone County's commission minutes record how the county's lodging tax came about. On January 28, 2025, the commission voted to place a lodging tax on the April 8, 2025 ballot for a list of townships, a tax on charges for sleeping rooms with proceeds for tourism marketing. On April 22, 2025, the minutes record the commission signing the order implementing the lodging tax that passed in the April 8 election. The record is in the Stone County Commission minutes of April 22, 2025.
The minutes name the townships on the ballot, not a rate, so this page does not state one. Taney and Barry counties and the cities along the shore set their own local lodging rules, so local rules can differ from one stretch of shoreline to the next. A guest-paid lodging tax is separate from depreciation, but it is part of the rental's paper trail, and the ledger that records it also records the stay lengths that matter for the 7-day test.

What a shoreline lot adds to the component list
A lake lot on Table Rock is rarely flat. Bluff-side and cove lots bring stairs or inclined walkways down to the water, retaining walls, rip-rap or shoreline stabilization on private ground, a long driveway and often a deck that spans the slope. Add a dock, a boat lift, a fire pit and outdoor lighting, and a large share of the construction cost sits outside the house shell.
Stays on the building's 27.5- or 39-year schedule: the framing, roof structure, foundation and central HVAC.
5-year: cabinetry, appliances, carpet and most flooring, decorative lighting, window treatments.
7-year: certain built-in furniture and fixtures.
15-year: docks and decking tied to the site, retaining walls, stairs, driveway, fencing, exterior lighting.
Site work is a bigger share of a lake house's total cost than of an inland home of the same size, which is why the shoreline items deserve their own line in the report. The 15-year site improvements page lists what belongs in that bucket.
Summer weeks and the 7-day test
Table Rock's rental calendar leans on boating season. Summer brings Saturday-to-Saturday family weeks, while spring and fall bring shorter weekend trips tied to Branson's events and the lake's quieter shoulder months. A full run of 7-night summer stays averages exactly 7 days, which sits right on the line in the section 469 regulations. Shorter weekend stays pull the yearly average below it. The average-stay rule shows how the number is built, and the 7-day versus 30-day comparison covers the stays that run longer.
Clearing the average only opens the door to material participation. An owner living in Springfield or Kansas City who hires a lake property manager faces the comparison where the manager's hours count against the owner's. Whether a given owner's hours clear a test is a question for that owner's CPA.
The arithmetic our free estimate runs, on a hypothetical lake house with a building value of $750,000, not counting land: 16% to 26% for a short-term rental gives $120,000 to $195,000 of estimated first-year deductions. That models a deduction under a published rule. It is not a forecast for any property.
Getting a number for a lake house
A free Preliminary Benefit Estimate models the likely first-year deduction range for a specific lake house, built from listing photos, with no site visit and no owner homework list. Photos of the dock, the stairs and the lot help, since those items are priced separately from the house. A house owned for years goes through a look-back study on Form 3115 with a section 481(a) catch-up. The qualifier at /qualify takes about 60 seconds.
Frequently asked questions
Which counties does Table Rock Lake cover?
In Missouri, Stone, Taney and Barry counties, with Stone County holding the middle of the shoreline. The upper end of the lake reaches into northwest Arkansas.
Does a Table Rock Lake dock need a permit?
The Army Corps of Engineers states that an application must be made to its Project Office for a permit before construction of boat mooring facilities on its land. Docks are allowed only in areas designated for limited development.
How is a boat dock treated for depreciation?
A dock is generally treated as a 15-year land improvement, alongside retaining walls, stairs and driveways, separate from the house shell. The Corps permit is a right to use the site, not a depreciable component.
Does Stone County have a lodging tax?
The county's commission minutes record a lodging tax that passed on April 8, 2025 in the townships listed on the ballot, with the order signed April 22, 2025. The minutes do not state a rate.
Does a summer weekly rental pattern meet the 7-day test?
A full season of 7-night stays averages exactly 7 days, which is the line. Weekend stays in spring and fall pull the yearly average lower, and the figure is computed across the full year.
