Cost Segregation for Dahlonega, Georgia Cabins and Farmhouse Rentals
By Steven Ellis, Founder, Basis Property Group · Cost Segregation Guides · Vacation Rental Markets · Updated October 17, 2026
Quick answer
Cost segregation works on a Dahlonega cabin or farmhouse the same way it works on any residential rental: an engineering study reclassifies the interior finishes, fixtures, and site work into 5-, 7-, and 15-year schedules instead of leaving them on the building's own 27.5- or 39-year schedule. Dahlonega is the seat of Lumpkin County, Georgia, a gold-rush town and North Georgia wine country a short drive from Atlanta. Lumpkin County asks for a land use permit before it issues a combined business and short-term rental license, and that sequence is the local detail that sets this market apart from its neighbors.

Dahlonega is the Lumpkin County seat, a short drive north of Atlanta on Georgia 400.
Lumpkin County requires an approved land use permit before issuing a business and short-term rental license.
Georgia's own report lists lodging tax at 8% for both Lumpkin County and the City of Dahlonega.
Vineyard and wedding weekends, fall color, and square festivals shape a short-stay calendar.
Farmhouse rentals on acreage make the land-versus-building split matter more than usual.
Watch a log cabin rental get built and classified
A hypothetical $600,000 three-bedroom log cabin goes up floor by floor, from the gravel drive and foundation to the game loft and the hot tub on the deck. Every component lands on its depreciation schedule as it is installed, and the year-one depreciation adds up on screen.
Gold-rush town, wine country, a short drive from Atlanta
Dahlonega is the seat of Lumpkin County, in the foothills of the North Georgia mountains. The town grew out of the Georgia gold rush of the late 1820s, and the old courthouse square still anchors it, with the University of North Georgia in town. Vineyards and tasting rooms fill the surrounding hills, and Georgia 400 runs north from Atlanta to the edge of town, which keeps the drive from the metro short.
Rentals here run from log and timber cabins to farmhouses on acreage. The calendar leans on weekend trips: wine weekends, wedding weekends at nearby venues, fall color, and festival weekends around the square. The depreciation rules are federal and the same everywhere. What differs is the local process, covered next.

A two-story rental house in isometric section, cycling through four depreciation schedules. Numbered callouts mark what sits in each: 5-year (carpet and flooring, cabinets, appliances, light fixtures, curtains), 7-year (furniture), and 15-year land improvements (driveway, fencing, landscaping, deck) are all bonus-depreciation eligible. The roof, load-bearing walls, foundation, and the central HVAC system stay on the 27.5-year (residential) or 39-year (commercial) schedule -- a structural roof and central HVAC are shell property, not 5-year, a common misconception this diagram corrects.

Lumpkin County lists its requirements on its Short-Term Rentals page. The page says an approved land use permit comes first, before the county issues a combined Business and Short-Term Rental License. The applicant then completes the occupational tax certificate application, including the section marked for short-term rentals only, with supporting documents that are signed and notarized, and applies through the county's business license portal. Renewal is annual, and the page says licenses must be renewed by December 31.
For a buyer planning to rent, the sequence matters because the permit comes before the license. A depreciation study works from a different record, the placed-in-service date, meaning the date the property was ready and available to rent. The county's permit timeline and that date are two separate records, and the dates in each should be kept straight from closing onward. The City of Dahlonega is a separate government from the county. A parcel inside city limits follows the city's rules, and a parcel outside follows the county's.
Lodging tax: what the county and the state record
The same Lumpkin County page says the Board of Commissioners passed an amendment on June 20, 2023 raising the county hotel-motel tax from 5 percent to 8 percent for occupancy on or after August 1, 2023. The city and the county each file their own rate with the state. Georgia's Department of Community Affairs publishes a hotel-motel excise tax report, and the August 2025 edition lists Lumpkin County and the City of Dahlonega each at 8 percent. Georgia also charges a state hotel-motel fee of $5.00 per night on accommodations furnished by an innkeeper, under Department of Revenue rule 560-13-2-.01.
These are excise charges collected from guests. They are separate from income tax depreciation and do not change how a cabin's components are classified.

Cabins, farmhouses, and what sits on the acreage
A Dahlonega cabin sorts like any mountain cabin. The timber shell, roof, foundation, and central HVAC stay on the building's own schedule, 27.5 years or 39, and a short-term rental averaging stays of 7 days or less generally lands on 39 (see the 27.5 or 39 years guide). Cabinetry, appliances, carpet and most flooring, and decorative lighting generally move to 5-year property, and certain built-in furniture to 7-year. A farmhouse adds its own list, and an outbuilding such as a barn or guest cottage is classified on its own facts, not assumed to follow the main house. Cabin and farmhouse studies both work from listing photos and the purchase documents.
15-year land improvements: gravel and paved drives, fencing, entry gates, outdoor lighting, patios, and landscaping tied to the property.
5-year property: kitchen and bath finishes, cabinetry, and decorative lighting inside the farmhouse.
Structural, 27.5- or 39-year: framing, roof, foundation, and the main mechanical systems.
Acreage changes the starting point. A farmhouse on several acres can carry a large share of its purchase price in land, and land never depreciates. Only the building value enters the calculation, so the land-to-building split moves the base more here than on a small mountain lot. See how land and building value get separated and the cabin overview.
Wine weekends, weddings, and the seven-day line
Dahlonega's bookings tend toward short stays: two- and three-night weekends around wine trips and weddings, with the occasional longer summer stay. When most stays run a few nights, the average period of customer use sits under the 7-day line in Treas. Reg. 1.469-1T(e)(3)(ii). At 7 days or less, the rental is not treated as a rental activity for passive loss purposes, and the question moves to material participation. See how the 7-day rule works.
Participation comes down to who does the work. An owner who lives near Dahlonega and coordinates turnovers personally is in a different position than one who hires a property manager, since a manager's hours count in the 100-hour comparison. A family weekend place adds the section 280A limit of the greater of 14 days or 10 percent of rental days, covered on the 14-day rule page. Whether a specific owner clears any of these tests is a question for that owner's CPA, run against the actual calendar.
Running a number for a specific property
The site's free estimate uses one published rule: take the building's value, not counting land, and apply 16% to 26% for a short-term rental. As a hypothetical round example, a farmhouse with a $750,000 building value returns an estimated first-year deduction of $120,000 to $195,000. That is a deduction range from the estimator's rule, not a figure for any owner and not a tax result. The ranges assume 100% bonus depreciation, which applies to property acquired after January 19, 2025. An engineered study sets the real number from the property itself. See how the estimate is built.
A property owned for years can be studied through a look-back on Form 3115. The estimate works from listing photos, no site visit required. For the neighboring cabin market, see the Blue Ridge, GA page, or browse the vacation rental hub. The 60-second qualifier is at /qualify.
Frequently asked questions
What does Lumpkin County require before a short-term rental license?
The county's Short-Term Rentals page says an approved land use permit is required before the county issues a Business and Short-Term Rental License. The page also lists the occupational tax certificate application and notarized supporting documents.
What lodging tax rate does Georgia list for Dahlonega?
The Department of Community Affairs report updated August 8, 2025 lists 8% for Lumpkin County and 8% for the City of Dahlonega. Lodging tax is collected from guests and is separate from depreciation.
Is a Dahlonega farmhouse on acreage treated differently in a study?
The classification rules are the same. Acreage raises the land share of the purchase price, and land never depreciates, so the building value that enters the calculation can be a smaller share of the total.
Do wedding and wine-trip weekends affect the 7-day test?
Short weekend stays pull the average period of customer use down, and the test looks at the average across the whole year. Whether a particular property lands at or under 7 days depends on that year's actual bookings.
Can a cabin be studied if it was bought years ago?
Yes. A look-back study runs through Form 3115 with a section 481(a) catch-up in the current year, without amending prior returns.
